Community Overview

Five 88 is a brand new mixed-use, transit-oriented, affordable housing development in San Francisco. We are located between 3rd and 4th Street in the up and coming Mission Bay neighborhood, and in close proximity to recreation, public transportation, hospitals, and dining. This desirable transit-oriented location offers Five 88 residents both public and private transit options including the SMFTA 55, T Light Rail Line, and the free Mission Bay Shuttle. Walk to local parks, restaurants, AT&T Park, Mission Bay Library and pick up some fresh produce at the UCSF Farmers Market.

Five 88 offers 1 and 2 bedroom apartment homes ranging from 473 up to 914 square feet and feature breathtaking views, fully-equipped kitchens with electric appliances, garage parking, window coverings and some paid utilities. All Five 88 apartments are cable and satellite ready and offer the little pleasures that make life more convenient, enjoyable, and pleasant.

Five 88 on-site amenities include a spacious clubhouse with fitness center, a 200 space bicycle storage area, laundry facilities, and a lounge. The beautifully landscaped grounds include a picnic area with barbecue, a perfect place to relax with friends and family. Where is Five 88 located?
588 Mission Bay Boulevard North, San Francisco, Ca. We are located between 3rd and 4th Street in the Mission Bay neighborhood. We are located along the Fourth Street bicycle route and adjacent to the Third Street Light Rail. The site is currently under construction with an estimated completion date of 2/1/2017.
Where is Five 88 office Located?
Since we are still under construction we have opened a temporary leasing office at 649 Mission Street, Suite 201, San Francisco, CA. Office hours are Tuesday, Wednesday, and Thursday from 10:00 AM - 5:00 PM.
How many apartments are at Five 88?
There are 198 new apartment homes.
What bedroom types are there?
There are 70 One Bedroom and 128 Two Bedrooms.
What amenities will be offered at this community?
Five 88 will have 10,000 sf of neighborhood-serving retail, approximately 2,800 square feet of community space, including a community room with kitchen, fitness center, elevators, lounge and an on-site leasing office. In addition, we will offer a fully equipped laundry care center, parking garage for residents with assigned parking, and a community courtyard with barbecue grills. It features 200 secure residential bicycle parking spaces as well as visitor bicycle parking.
Is public transportation close by?
Five 88 is proud to be a Transit Oriented Development within walking distance to major transportation services including the SMFTA 55, T Light Rail Line, and the Mission Bay Shuttle. Walk to local shopping, restaurants, AT&T park, Mission Bay Library and pick up some fresh produce at the UCSF Farmers Market.
I want to apply, where can I get an application?
Applications will be available on this website and the San Francisco MOHCD website from November 23, 2016 until December 21, 2016.
Can I fax/email an application to Five 88?
Five 88 will not accept applications via fax or email. They must be mailed to: Mission Bay Block 7 Housing Partners, L.P., PO BOX 77207, San Francisco, CA 94107-7207. Alternatively, completed applications may be delivered to our temporary leasing office located at 649 Mission Street, Suite 201, San Francisco, CA. Office hours are Tuesday, Wednesday, and Thursday from 10:00 AM - 5:00 PM/ The open application period will close at 5:00 PM on December 21, 2016. Postmarks will not be accepted.
Can I drop off an application at 588 Mission Bay Boulevard North?
No, this is an active construction site. Please do not take applications to the construction site as they will only be accepted in the manner described above.
How will application numbers be assigned?
The open application period will run for a minimum of 3 weeks. Once the open application period closes an electronic lottery will be held to assign application numbers to all applicants who submitted a complete application by the due date. You will be notified of your application number approximately 30 days after the lottery is held.
Can I attend the electronic lottery?
Yes. The application lottery will be conducted on Wednesday, January 11, 2017 at 10:00 AM and will be held at the Koret Auditorium, San Francisco Main Public Library, 100 Larkin Street, San Francisco, CA 94102. If you submitted an application by the deadline and were issues a lottery number you may attend.
Are there any priorities at Five 88?
Certain applicant households of Five 88 may be given priority if their circumstances fall under 1 or more of the following: Certificate of Preference Holders (COP) will receive first priority for admission (up to 100% of the units), an employee of a public higher education institution located in San Francisco; an employee of a public healthcare institution located in San Francisco (up to 25% of the units), applicants who live or work in San Francisco (up to 100% of remaining units). More information on this priority will be available in the application package.
Will there be a waiting list?
We cannot forecast this information at this time until the application period closes. We are expecting a large number of applications to be submitted for this highly desirable community. After the lease up is completed the waiting list will be capped at 500 names.
Are there any age restrictions?
No. This apartment community is open to all ages.
What is the process for qualification?
This community will have a minimum and maximum income restriction and all prospective residents will be screened utilizing published resident selection criteria. There is a link on this website to a detailed income and rent chart that you may find useful to see if you qualify.
How much is the rent?
One bedroom rents are expected to range from $1,090 to $1,320. Two bedroom rents will range from $1,299 to $1,576. Rents and income limits are subject to change at any time based on Area Median Income changes as published by HUD. A detailed chart with all rent and income limits can be found on the website.
I will be traveling this fall, what happens if I am called for an interview?
All applicants must be present to participate in our interview process to be considered for housing at Five 88.
Will this community offer on site storage or garages?
This community will offer a parking garage with a mechanical parking lift system for residents. Detailed instructions will be provided at the time of move in on how to operate the lifts. At this time we do not offer on-site storage except for multiple bicycle rooms.
Is parking included with the rent?
A limited number of assigned parking spaces will be available at Five 88. Each resident will be asked to register a maximum of 1 vehicle per household and a lottery may be held to assign available parking spaces.
Is there rent control or rent subsidies attached to the apartment?
Rent control does not apply to our community and there are no rental subsidies offered as part of our rental program. Minimum and maximum income limits will apply. We will accept portable Section 8 vouchers and other tenant-based rental programs at this community.
Are subsidies from family allowed?
All recurring gifts will be confirmed and counted as part of total household annual income. You may contact us with any specific questions after you are assigned an application number and contacted for an interview.
I have already submitted my application and I want to make a change to my application.
All changes must be submitted in writing.
Is the income based on one person's income?
No, all incomes sources are counted for all members listed on the application. Income is based on gross income.
How can I obtain more information on the lottery process, priorities and other information about the community?
