What is Five88?
Five88 is San Francisco’s largest affordable housing development in the City of San Francisco located in the Mission Bay neighborhood and adjacent to UCSF Medical Center. This 200 unit affordable, mixed, use, transit-oriented development with 10,000 square feet of retail is located along the 4th Street bicycle route and two blocks from the Muni Third Street Mission Rock Rail Station. A portion of the property faces Mission Bay Commons Parks that lease to the south waterfront of the San Francisco Bay and includes more than two acres of open space that will grow to nearly six acres when the neighborhood is complete, along with 252 secured bicycle parking spaces, visitor bicycle parking and 52 parking spaces. The buildings wrap around a large communal open space for gathering and relaxing, featuring a community pavilion with space and amenities for residents to gather, relax and cook.

How many apartments are available for lease at Five88?
{{ community.name }} has a total of 198 apartments. Preferences will be given first to Certificate of Preference (COP) holder. Then Displaced Tenant Housing Preference (DTHP) Certificate holders (up to 39 units). Then an employee of public higher education institution located in San Francisco OR an employee of a public healthcare institution located in San Francisco, OR an adult who has a disability that prevents them from working (50 units). Then households with at least one member who live or work in San Franciso.
What bedroom types does Five88 have?
There are seventy-two (72) one-bedroom, one-bathroom apartments; one-hundred-twenty-six (126) two-bedroom, one-bathroom apartments. Twenty (20) units are designed for use by mobility-impaired residents and eight (8) units for sensory-impaired residents.

What is the qualification process?
{{ community.name }} has minimum and maximum income restrictions. All potential residents will be screened utilizing published resident selection criteria per California regulatory requirements. A copy of the tenant selection plan will be available for review on this website.
How much is the rent at Five88?
Rents are based on a percentage of Area Median Income (50% - 60%) and vary by household size and bedroom type. Residents with Section 8 Vouchers will pay rent based upon 30% of their adjusted income as calculated by the San Francisco Housing Authority.
What happens if some of my family are traveling when they are contacted for an interview?
All applicants must be present to participate in the interview process to be considered for housing at {{ community.name }}.
Does Five88 offer on-site storage?
No, there is no on-site storage at the property.
Will Five88 offer social services and resident events?
{{ community.name }} is a 100% independent living community, however, there are some customized services for residents based on individual needs. Programs for residents will be based on the needs of the community and provided at move-in.
What are the parking options?
There is a limited number of garage parking available. Only residents with vehicles, insurance and active vehicle registration will be eligible for an assigned parking space. A parking waiting list will be established for residents with vehicles that cannot be accommodated. Bicycle parking will be offered to residents.
What are the transportation options?
{{ community.name }} does not provide transportation services but is located within blocks of a number of amenities and methods of public transit. The site is within steps from Muni Bus, two blocks from the Muni Third Street Mission Rock Rail Station, a short walk from the Muni 4th and King Street Rail Station, and San Francisco Caltrain Station which connects riders directly to employment centers in San Francisco and San Jose.
Are these apartments rent controlled or are rent subsidies attached?
Rent control does not apply at {{ community.name }}. Minimum and maximum income limits do apply. Portable Section 8 Vouchers and other tenant-based rental programs are welcome.
Are subsidies from family members allowed?
Yes, however, all income sources will be counted as household income. Income is based on gross household income of all household members.
Are pets allowed?
Pets are not allowed except for service/accommodation animals.

Are short-term leases available?
No. All leases are a 12-month lease.
